What is SBI Business Scheme?
State Bank has more than 28,000 branches across India. But did you know that SBI does not own all these properties as most of them are either leased or rented out? While SBI keeps on looking for suitable locations to serve its customers more effectively, sometimes it also needs to relocate from one location to another. Therefore, whenever SBI requires a new space on lease/rent, it invites tenders from property owners.
The property owners will have to submit technical and price bids for their property to the Bank in separate sealed envelopes. If the technical bid is approved, the price bid is opened and the lowest bidder of the suitable property is contacted by the bank for leasing out the property.
Rental income from leasing out the property to SBI
The average per month rent paid by the bank ranges from Rs 20,000 to Rs 6 lakh in urban areas and Rs 5,000 to Rs 40,000 in rural areas. The rental price may vary.
Rental Tenure of SBI
As per the bid notice seen on the SBI website, the tenure of the first lease ranges from 5 years to 15 years. It can be renewed later on based on mutual consent between the bank and the property owner. However, do note that SBI does not pay rent for the first 30 days or 45 days as it undertakes renovation/fitment after the premises have been handed over. The Bank takes approximately 30-45 working days to complete the interior furnishing work.
How to apply for this SBI Business Scheme?
To apply, you must first go to sbi.co.in or bank.sbi and then go to the 'procurement news' section. All the tenders floated by SBI are listed on this page. You can now search for lease/rent-related tenders and download bid notices and tender documents. Read the documents in detail and apply as prescribed by the bank. Answer yes to all relevant documents when asked. It may be noted that SBI reserves the right to accept or reject any or all the tenders without assigning any reason.
Since the bank does the fitment work, if your property is livable and in good condition, you do not need to invest a single penny in it. Once you lease out the property, you will be earning lakhs of rupees as rental income sitting at home.
