DDA flats in Delhi to be cheaper by Rs 5-12 lakh, major decision taken regarding parking fees

DDA Flats: Delhi Development Authority has given a big relief to DDA flat buyers by deciding not to add parking charges to the total price of the flat under its housing schemes.

DDA Flats: Buying a home in the national capital, Delhi, may now become cheaper, as the Delhi Development Authority (DDA) has provided significant relief to homebuyers. As part of its ongoing housing scheme, the DDA has decided to waive parking charges from the total cost of the flat.

 

This means that buyers will no longer have to pay separately for a covered or open parking space when purchasing a flat from the DDA. The authority has decided not to include covered parking or parking charges in the total flat price. This change is expected to reduce flat prices by between ₹5 lakh and ₹12 lakh, depending on the flat category and the size of the parking space. 

Now there is no separate cost for a parking space. 

This decision by the Delhi Development Authority will particularly benefit MIG and HIG flat buyers. Currently, four DDA schemes are running: the DDA Karmayogi Housing Scheme 2025 (FCFS), the DDA Towering Heights Karkardooma Housing Scheme 2025 (e-auction), the DDA Nagarik Housing Scheme 2026 (FCFS), and the DDA Towering Heights Karkardooma Housing Scheme 2026 (FCFS).

 

According to the DDA order, the cost of parking will now be added to the plinth area rate (PAR) of the flats. This means that the cost will be included when calculating the plinth area rate. This means that the parking cost will be part of the general project cost and will not be charged separately from buyers.

 

DDA has clearly stated in its order, "No separate or extra charge for car or scooter garage or covered or uncovered parking will be added to the total cost." In the earlier pricing formula, the cost of constructing car or scooter garage and parking space was added separately, but now it has been added to the total flat cost. 

Home buyers are in luck! 

DDA officials have made it clear that buyers who have purchased flats under these four schemes while paying parking charges will either be refunded their money or it will be adjusted in the next instalment.

The DDA stated that the price reduction will vary depending on the scheme and the size of the parking space. For example, under the Karmayogi Housing Scheme, HIG flats with an 11-square-meter parking space will see a price reduction of approximately ₹10 lakh. Under the same scheme, MIG flats could see a price reduction of approximately ₹4-5 lakh. The reduction will be even greater in the Towering Heights Karkardooma Housing Scheme, where the parking spaces are even larger. Overall, buyers will save between ₹5 lakh and ₹12 lakh.
